What Do Party Wall Surveyors Do? A Quick Guide

Commercial Property

Anyone whose home is physically connected to another property can often run into issues at some point or another. That usually focuses on the connected parts of the houses, known as the party wall. In these cases, you may require some party wall advice or the help of a party wall surveyor.

If you’re unfamiliar with the professionals, you may be wondering what it is they actually do. However, it is worth familiarising yourself with the services offered by building surveyors, as they can prove incredibly helpful.

Here’s our guide to party wall surveyors and the services they offer.

What Is A Party Wall Surveyor?

In short, a party wall surveyor is a qualified professional that helps resolve construction and similar disputes between neighbours who share a wall. As well as providing party wall services, they’ll provide advice about what can be done to resolve the dispute. Think of them as an independent third party that helps fix any disputes.

The key to this is making sure they’re a truly independent third party. They can’t be either of the persons having the work done or even a close friend or family member. They’ll also need to be experienced in giving party wall advice and carrying out any necessary services.

Certification from the Institute of Party Wall Surveyors is also essential for this, so make sure to look for it when choosing a qualified surveyor.

Awarding A Party Wall Surveyor

When there are any party wall disputes, you and your neighbour will need to decide on the right party wall surveyor for your needs. Take the time to compare options and decide on the most appropriate option. Once you’ve agreed on this, you’ll need to draw up the Award.

This is an agreement that helps resolve the dispute. You can also ask the surveyor you’re hiring to draw up this agreement for you to make it easier. Since it’s a legally binding agreement, it could be worth letting a professional look after it. It’ll include:

●    Work that’ll be carried out

●    The current condition of the wall

●    How and when work will be done

●    Access provisions for the surveyor

●    Any additional work

It’s worth noting that, if your neighbour doesn’t agree with the Award, you can have it appealed within 14 days. It’ll still be possible to get the work carried out.
