Understanding the Difference Between a Level 2 and Level 3 Property Survey

The Level 2 Property Survey

The RICS Level 2 Home Survey, often referred to as the HomeBuyer Report, is a mid-level property inspection that suits the majority of homes in reasonable condition. This property survey provides a general overview of the home's condition, highlighting any significant problems such as damp or subsidence.

A building surveyor inspects easily accessible parts of the property, using a traffic light rating system to categorise issues into three levels of severity: green for no repair needed, orange for attention needed soon and red for immediate repair required. While the survey identifies where any problems are, it does not provide a detailed analysis of the structure or give guidance on the necessary repair work.

The Level 3 Property Survey

The Level 3 Building Survey, also known as a full house survey, is the most comprehensive inspection available and is typically geared towards older, larger or more complex properties. This survey provides a thorough analysis of the building’s structure, including hard-to-access areas like attics and basements.

A full house survey is suitable for properties in poor condition, those that have undergone significant alterations or buildings with unusual designs. This report gives a detailed assessment of any current or potential issues, including defects, and the extent of necessary repairs. It also offers advice on maintenance and repair methods, making it useful for buyers who plan on renovating or carrying out extensive work on the property.

Choosing the Right Property Survey

When deciding between a Level 2 and Level 3 survey, consider the type, age and condition of the property you are purchasing. If the property is relatively new or in good condition, a Level 2 survey is usually sufficient, offering a clear summary of any major issues without delving into structural concerns.

However, if you are purchasing an older or more complex building or one where you may carry out renovations, a Level 3 full house survey guarantees a comprehensive inspection. Although this survey is more expensive, it gives you a clear understanding of potential risks and the costs of repairs, offering greater peace of mind.
