Top Questions To Ask When Viewing A House

When viewing a property, it’s easy to get distracted looking in all the interesting books and crannies of the place. But if you are seriously considering purchasing a property, it is a good idea to go to a viewing prepared with questions. It is your job to find out those details a seller may be reluctant to mention when a property is up for sale.
The answer will most likely be yes, but it can still benefit you to know if there is a long chain of people involved in the process and you are in for a long wait. This is your opportunity to find out how long the chain is and if any complications could arise.
Damp patches on the ceiling, discolouration of walls and peeling wallpaper can be an indicator of a leak in the roof. A leaking roof can be an indicator of a much larger problem, as it could be a simple patching up or the whole roof may need to be repaired, either way, it will cost you a pretty penny.
How Long Has It Been On The Market?
This is one of the most important questions to ask an estate agent, as it can give you an early indication of how desirable a property is or whether it is on the market for the right price. If the house has been on the market for a long time, there may be an underlying reason which you may want to find out more about.
Why Are The Current Owners Moving?
If the owners are moving due to problems with the property, neighbours or the surrounding area, it should ring alarm bells. Maybe there is some building or excavation work proposed nearby. Either way, you will of course want to know all of this information before making the decision to buy.
As you may know, there are special requirements for listed buildings, some are more strict depending on the grade assigned. Listed buildings often mean that only certain types of materials and methods can be used to restore them. This is information you can find out during the survey process, but it is always good to know these things as early as possible.
Questions to ask can include, have they had any boundary disputes, noise complaints, issues with pets etc, as noisy neighbours can ruin your plans for a peaceful and quiet haven!
