Step by Step Guide to a Planning Application

The process of applying for a planning application can be broken down into several steps. It’s important to adhere to the relevant legislation to ensure that all applications are official and in keeping with necessary guidelines.

The chances are, you may have a few questions regarding the application process and what is going to be involved throughout this. Common questions often include, what are the costs going to be and will you require a professional planning agent?

With this in mind, we outline to you some of the key information involved in the planning process with our brief guide.


Do I Need a Planning Application?

This varies depending on the nature of the work you are going to undertake. Often, smaller-scale work isn’t going to require planning permission, but bigger structural building work such as a loft conversion or an extension will require one. Another scenario where you will need planning permission is if your home is a grade-listed building, regardless of whether the work is internal or external.


How Long Does Planning Permission Take?

In most cases, planning permission will take around 8 weeks for the council to approve an application. It may take slightly longer depending on whether your Local Planning Authority needs an extension beyond 8 weeks, they are going to need your consent to do so.


How Much is Planning Permission Going to Cost?

There are a few factors which determine this and the fee for planning permission is going to vary depending on the nature of your project. The costs of planning permission in some parts of the UK is going to be higher than in others and again, prices will vary in Wales, Scotland and Northern Ireland. If you reside in any of these areas, it’s worth contacting your local authorities for further details.


What if my Application for Planning Permission is Refused?

As previously stated, you should receive a reply within 8 weeks from your Local Planning Authority with either confirmation to go ahead with your application or a refusal. If you get approval which comes with conditions attached to it, you will need to speak to the LPA prior to starting work, you must do this within 12 months. If your application has been refused, you can appeal this decision. This can be a long process to carry out so you may wish to try and negotiate with the LPA.
