Arranging a building survey is a normal part of the process when buying or selling a property, so there’s no need to worry yourself over it. Nonetheless, this can be a very stressful time for prospective and existing homeowners, especially if you’re a first-time buyer.

Make the property as accessible as possible

To provide the surveyor with as much space and time as possible, try to ensure that the house is accessible and disruption-free. If you have any children or pets, it can be a good idea to arrange for them to stay with a friend or family whilst the survey is being carried out.

All keys should be kept handy, such as the ones used to open windows or garages. Surveys also require access to the attic and basement where applicable, so you should ensure that they’re accessible. You should also clear all windowsills and mantelpieces in order to provide quick and easy access during the survey. This means removing things like plants, candles, ornaments, photographs and any other items. To boost accessibility, keep all large furniture away from walls so that the surveyor can inspect them easily and without delay. Make sure there is still a clear and easy path around your property, in order to avoid confusion or accidents.

Keep any relevant documents handy

To make your survey as efficient as possible, you should find and copy any necessary documents beforehand so that they’re ready to be viewed and handed over if required. Documents like a Planning Permission Notice or Energy Performance Certificate can help you get better results when selling your property.

Other certificates that would be useful to have on hand are a current Electrical Test Certificate, Gas Safety Certificate or a Building Regulation Completion Certificate.

Give your property a good clean

Cleaning your property is vital when preparing for a survey. Simple steps like cleaning and decluttering can add value to your home, and they will also allow your surveyor easy access to all areas. Make sure that all carpets have been thoroughly cleaned, especially if you have small children or pets. Tidy up any mess or clutter and ensure that you’ve created a clear path through the property - major obstructions could delay or even terminate the inspection.

Check the outside of your property

Inspecting the outside of your property is just as important as inspecting the inside. This involves things like inspecting the roof for missing tiles or cracks and checking for leaks or blockages. You should also pay attention to your garden, as some plants can cause property damage or even pose a health risk to humans and animals. The building surveyor will almost certainly inspect your garden for signs of such vegetation.
