5 Signs of Subsidence
One of the worst things a homeowner can encounter is something called subsidence. Subsidence is when the ground underneath a structure begins to collapse. This can be quite dangerous because as the ground collapses, it will take the foundations of the building with it.
Over time, you’ll begin to see structural damage. Subsidence typically happens slowly over time but there are a few warning signs to watch for. It’s best to discover the issue before it becomes dangerous.
Sloped or Sinking Floors
One thing that may be noticeable is when floors are sloped or seem to be sinking. This can sometimes be caught by just looking at the floor, but also can be tested. Place a marble in the centre of the floor and see if it rolls on its own. You can also use liquid, though this is messier.
Cracks
If you notice that cracks are forming in the mortar lines of your home’s brickwork or in concrete walls, paths and driveways, subsidence may be the issue. Not all cracks are caused by subsidence, but it can be a good indicator for you to investigate and find out why cracks are occurring.
Doors and Windows Don’t Shut Properly
When a house settles more than it should, such as when the ground collapses below it, things shift. This means doors and windows will sometimes get jammed or no longer shut properly. This can also happen when a house settles the regular amount, but it is something you should be aware of. This is quite common in older homes especially and it is worth noting when a door or window seems to get sticky, it may also be swollen from rain or water.
Puddles Around the Perimeter
After it has rained, walk around your home and note any puddles and drainage issues that have appeared. If they abruptly begin to be an issue, this can be an indicator the ground below is shifting. New dips around the house may indicate that your home is unstable.
Skirting Boards Separating from the Wall
When the trim and skirting boards in your home begin to develop gaps, it could be a sign that your house is shifting more than normal. If you notice this is happening, take a look around your home for the other signs of subsidence. It may be time to call a professional.
If you do see some of the signs of subsidence, it’s important to bring in a surveyor to take a look and ensure that your home is safe. If you can catch subsidence early, it can be an easier fix than if you wait until you need to lift the home and redo the foundation.
